MAINTENANCE INSPECTIONS AND MANAGEMENT

Due to the harsh environment on Hawaii's homes, maintenance is even more necessary to maintain the quality of your home and property.  Deferred and neglected maintenance of a home is the number one cause of costly and avoidable repairs.  Many of our clients move to Puna from off-island and they are not aware of the necessary maintenance that needs to be performed each year or on a regular basis to keep the home and property in great shape. We are especially helpful to people who own homes and rent them, but do not live here.  Let us help. 


We also perform maintenance inspections and management for short-term, long term and Air B&B's rentals.

A client was ready to sell their home but the lending company for the buyer would not approve the loan due to the unsafe support posts and railing on a second story deck.  They were rotted and unsafe due to neglected maintenance.  We had worked with this client in the past on a different property.  They contacted us and we had one of our vendors out there the same week.  Everything was replaced and the sale went through.

An Air B&B yard had gotten overgrown decreasing the yard size.  As well the  pump shed roof was damaged and had developed a leak.  It ruined the water pump and UV Filter.  They contacted us since they were on the mainland.  Within two weeks the yard was reclaimed, the plumbing replaced and the shed completely rebuilt.

Long-term rental owner lives on the mainland and could not visit during COVID.  In the span of a few years the bamboo was overhanging the house and had overgrown the pond.  They recieved a notice from their insurance company that if the bamboo was not removed they would lose their policy.  After contacting us we had the bamboo cut and removed within a week and now have a regular maintenance schedule to prevent it from overtaking the property again.

A homeowner called us because they wanted their roof and solar panels inspected.  Their water was not getting as hot as it used to and their electrical solar was not performing efficiently.  The water from the catchment tank also has a brown tint.  After inspecting the home we found they were not pressure washing the roof and cleaning the solar panels bi-annually.  The gutters were also filled with debris.  These items are important to maintain for the roof longevity, solar panel efficiency and cleanliness of the water.  We contacted one of our vendors who came out the next day and pressure washed the entire roof/gutters and cleaned the solar panels.  The problem was immediately solved
